How to Hold Title


Once your offer is accepted by the seller, you’ll want to have professional inspectors evaluate your home. We can recommend which inspections your property will need and how to select a proper inspector.

Your lender will let you know if and when additional documents are needed to approve your loan application. They will send an appraiser out to the property. Appraisers are specialists in determining the value of properties based on a combination of square footage measurements, building costs, and recent sales of comparable properties. A few days before you take over the property, we’ll do one last inspection – the “walk through” – to make sure everything is in order.

  • You will have to transfer the utilities and services of the house over to your own name, effective the day you take possession of the house.
  • When your transaction is nearly completed, the title company will provide you with a “closing statement” that details all of the financials of your home purchase. As the last step in the buying process, the title company will have you sign the final documents, including loan documents (“deeds of trust”). When everything is complete, the title company will record the transaction for you at the County Assessor’s Office, and you will become the official new owner.

1. Virtual Appointment/Conference

Lisa will set up a consultation to get to know you and your housing needs. She will put a plan in place to assist you in finding your dream home.

2. Select and Save Your Favorite Homes

Lisa’s team will use their expertise to search for homes with a customized home search. Her website is designed to make your home search a breeze.

3. Let’s Take a Virtual Tour

Whether it’s an online tour or FaceTime, we will walk through each home with you and answer questions as we go.

4. E-Sign & Delivery of Documents

Signing is simple with electronic signatures. Once signed, you will automatically be emailed a copy of the document. It’s safe and secure.

5. Inspections

Home inspections will be sent to you with a detailed report including photos and descriptions. This will allow you to know the ins and outs of the property. Lisa will also review all inspections with you.

6. Out of Area Closing

No need to come to our office. Your closing documents will be delivered so you can sign them safely. Congratulations, your keys are on the way!
